Tile Underlayment: The Part of Your Roof That Actually Fails
Concrete and clay tile can last 50 years or more in Arizona. The underlayment beneath it usually cannot. Under tile, roof decks routinely exceed 150 degrees in summer, and decades of heat cycling, UV exposure, and monsoon moisture dry out and crack the original felt long before the tile shows a problem. When a tile roof leaks, the underlayment is almost always the reason. Replacing the underlayment without replacing your tile is what we do best.

Tiles themselves usually last a long time in Arizona. What fails first, almost always, is the underlayment beneath them, worn out by years of sun and heat. If you're seeing leaks but your tiles look fine, the underlayment is the likely cause. We check both during an inspection.

Yes. On tile roofs we remove tiles carefully, replace the underlayment, and reset the original tiles, matching any that break with compatible replacements.
What's the difference between repairing and fully replacing my roof?
If the underlying structure and underlayment are sound, a repair or coating can extend the roof's life. If the underlayment has widely failed or the roofing material is past its service life, replacement is the better long-term investment. We'll tell you honestly which situation you're in.
